Anytime you are browsing Eagle, Meridian, or Boise market MLS listing—either on our site or somewhere else—if you find a listing you like, copy & past the 8 digit MLS code into the space below and hit “Enter.”
The stop lights will then give you a quantitative analysis of that specific property when compared to other home sales (and listings) within that subdivision during recent months.
The 1st light rates the home on a Price-per-Square Foot basis compared to other homes in the subdivision. If you get a green light, you are on the right path. Yellow, ehhh… Red, run for the hills!
The 2nd light looks at the Overall Sales Price. You will always do best owning one of the less expensive homes in a subdivision as a green light so indicates. Reds show the home is quite a bit more expensive than those around it.
Similarly, the 3rd light lets you know how the Size of the home fits in with those around it. If you find a 4000 square foot home that is surrounded by 2500 square footers, you will want to think twice before writing that check.
The 4th light shows how quickly homes sell in the subdivision where the home is located. High demand neighborhoods usually have a shorter “Days on Market.” If you get a green light, you may want to hurry and put in an offer! If you get a red light, you might not want to make an offer at all!
The last light simply shows how strong is the data on which we are basing this analysis. If there are only a few comps in a subdivision, you will see a red light. If there are a lot of comps, the data is more reliable and that will show green.
